How to Protest Your 2026 Texas Property Taxes After Demolition

If you cleared a lot or removed a pool in 2025, you shouldn't be paying the same taxes in 2026. However, Texas Appraisal Districts won't automatically lower your bill just because the structure is gone. You must protest.

The 2026 Deadlines You Can’t Miss

  • April 15: Appraisal notices for 2026 begin arriving in mailboxes.

  • May 15: The hard deadline to file your "Notice of Protest" (Form 50-132) for most counties (BCAD, HCAD, TCAD, JCAD).

  • May 30: The absolute latest you can file if your notice was delayed (must be within 30 days of the date on your notice).

Step 1: File the "Notice of Protest" (Form 50-132)

Don't wait for your hearing to explain the demolition. When you file the form, check the box for "Incorrect appraised (market) value" and "Value is unequal compared with other properties."

  • Pro Tip: In the "Facts" section, write: "Structure removed/demolished in 2025. Property is now vacant land/pool-free. Evidence of demolition attached."

Step 2: Gather Your "Evidence Pack"

The Appraisal Review Board (ARB) only cares about what existed on January 1, 2026. Your evidence pack should include:

  1. The Permit Closure: A copy of the "Finaled" demolition permit from your city (BuildSA, COSA, or Houston Permitting Center).

  2. MHD Form 1023 (For Mobile Homes): If you removed a manufactured home, you must show the TDHCA status is now "Salvaged" or "Destroyed."

  3. The "After" Photos: Time-stamped photos of the empty, graded lot or the filled-in pool area.

  4. Repair Estimates: If the demolition was due to fire or structural failure, include the repair bids that proved the home was a "total loss."

Step 3: The Informal Hearing

Most Texas counties offer an Informal Review (often via "iSettle" in Houston or online portals in Austin/SA).

  • The Result: Many appraisers will settle and lower your value instantly once they see the proof of demolition, saving you a trip to the formal board hearing.
